Maintenance

Yes, we offer on-site maintenance. 

Maintenance requests are handled with in a 48-hour time period and emergencies take priority.

No, you do not have to be home as maintenance will enter to ensure your request is completed in a timely manner.

During business hours, you may come to the office with your Identification to get access to your home. After hours, you would need to contact a locksmith.

Yes, we want you to feel at home! We only ask you patch any holes larger than the size of a quarter.

You can place an maintenance request online or you can call the main office number during normal business hours to submit a request. Our number is 812-282-2373

Apartments are cleaned and regularly inspected by management, your leasing agent and maintenance to make sure your home is ready for your move in.

Amenities

Yes, we do enforce breed restrictions. Please contact the leasing office for more details. 

The office does not hold any packages, but we do have Luxer package lockers on site. 

There is a one-time fee of $400/per pet and monthly pet rent of $35/per pet

We offer an an array of fitness equipment including, free weights, group exercise and cardio machines. 

No, we do not offer furnished apartments.

We offer upgraded stainless steel, energy efficient appliances that include refrigerator, microwave, dishwasher, stove, oven and washer and dryer. 

We offer leases between 9-12 months.

Quiet hours are from 10pm to 7am. We are able to reserve the downstairs billiard room and lounge for a $300 non-refundable fee + a $300 deposit.

Yes, we have a parking garage on property 

Each one of our apartment homes is equipped with a washer and dryer.

Yes, we love your furry friends. We allow up to two pets per apartments. Cats & Dogs only. Breed restrictions will apply. 


Parking is available for residents at Walcott Jeffersonville, with on-site parking options provided for everyday convenience. Prospective residents should contact the leasing office directly to confirm current availability and EV options.

You do not have to make an appointment to tour, but it is recommended so that you have dedicated time from our team to learn about our apartment community.

The approval process can vary, but will usually take 1-3 days.

First-time renters should consider the following: your budget typically you want to stay below 30% of your gross income, what your specific must haves are for your apartment, walk the community and apartment, ask what utilities might be included (or not), ask about the application process and read your lease.

Yes, Valet Trash: $25/monthly, Pest Control: $2/monthly, Parking: $75/monthly for one car, $125 for the second car

Duke energy is our electric provider that can help you set up services, and we handle water/sewer set up for you. 

AT&T is our provider for cable/Internet

Friends and family make the best neighbors! We offer resident referrals. Please contact the leasing office for more details.

 Any guests staying more that two days in a weeks period must be approved by management. We have guest parking located in front of the office.

 No, subletting is not allowed.

Yes. Every apartment home includes a full-size washer and dryer.

Each apartment includes a stainless-steel refrigerator, microwave, dishwasher, oven, and range.

Yes. Depending on location within the building, residents may enjoy views of the pool deck, courtyard areas, surrounding neighborhood streetscapes, or skyline perspectives toward Louisville. Our leasing team can help you select the orientation that best fits your lifestyle preferences.

Apartments with open exposures toward the riverfront direction and upper-floor units typically receive the most daylight. Our leasing team is happy to recommend options based on your preference for morning or afternoon light.

 

Furnished apartments are not currently offered. Mention furniture rental companies locally.

We do not offer smart-home features such as a Ring door camera or Nest thermostat, but residents are welcome to install smart-home features.

Leasing & Application Process

You can apply online through our applicant portal. We require at least one valid government-issued photo ID, and income verification may include recent pay stubs, bank statements, an offer letter, employer verification, tax returns, or other qualifying income documentation. Yes, our screening process includes a consumer credit review.

Yes. We run a criminal background check on all applicants as part of our standard screening process.

Income is part of our approval decision, and current criteria may include combined monthly income of at least three times the full market rent. We may also request income verification such as six consecutive weeks of pay stubs, bank statements, an offer letter, or other approved documentation depending on your situation.

We do not allow lease guarantors. If an applicant does not meet income acceptance criteria but meets the other requirements, a co-applicant may be added after the application is submitted, and that co-applicant must qualify under the same rental criteria.

Most applications are processed within 1–3 business days.

Upfront costs include a $75 application fee for each applicant age 18 or older, a $200 administrative fee, and a $500 security deposit.

Lease terms are typically available between 12 and 15 months.

Corporate lease arrangements may be available. Please contact the leasing office for details.

Rent discounts for advance payment or extended lease commitments are not currently offered.

A new deposit is required for transfers. The previous deposit will be applied to any final move-out deductions.
 

Pricing, Fees & Utilities

Utilities are billed separately from rent.

Residents establish electric service through Duke Energy. Water and sewer services are coordinated through property management.

Typical monthly fees include:

  • Valet trash service: $25
  • Pest control service: $2
  • Parking (if applicable): $75 first vehicle / $125 second vehicle

Yes. Residents are required to maintain renter’s insurance coverage (AMOUNT) throughout their lease term.

Move-In Experience

Each apartment is professionally cleaned and inspected by management and maintenance teams prior to your arrival to ensure it is move-in ready.

Packages can be delivered once your lease begins and you receive access credentials.

The fitness center is open 24 hours per day.

Yes. The resident lounge may be reserved for private use with a $300 reservation fee and $300 deposit.

Yes. Packages are delivered to Luxer package lockers for secure pickup at your convenience. (Maybe a link to Luxor website to inform someone what this is and/or the process- receive notification when something is delivered and a code, go to parcel area, type in code and open locker to get your package.

 

Pet Policy

Yes. The community welcomes both cats and dogs.

Up to two pets per apartment home are permitted.

Pet costs include:

  • $400 one-time pet fee per pet
  • $35 monthly pet rent per pet

Yes. We host on-site community events that are pet-friendly and designed to bring residents together. In addition to resident appreciation events throughout the year, we invite food trucks on-site and plan seasonal gatherings around events like the Kentucky Derby, Thunder Over Louisville, and the Super Bowl.

Guest parking is located in front of the office. Guests staying more than two days in a one-week period must be approved by management.

Routine maintenance requests are typically addressed within 48 hours. Emergency requests receive immediate priority.

No. Maintenance staff may enter your apartment (WITH PERMISSION) to complete service requests unless otherwise specified.

How will I know a service person has visited if I was not home? Do they leave a ticket or will I get an email?

During office hours, staff can assist with access verification. After hours, residents should contact a locksmith.

Requests can be submitted through the resident portal or by contacting the leasing office directly.

Quiet hours are observed between 10:00 PM and 7:00 AM

Yes. Residents may personalize their apartment. We simply ask that holes larger than a quarter be repaired before move-out.
